The Environmental aspect
Protecting the natural values where we live, making good use of the qualities of the area in order to improve our quality of life and project a model of development in harmony with its surroundings.
In Gran Monóvar Ecociudad (Eco Village), the landscape plays a major part in the orientation and distribution of the houses and the bioclimatic architecture is the main player in their design.
The homes are designed following the criteria of so-called "healthy building principles" which involves the use of safe, non-toxic materials such as organic paints. The project also relies on the introduction of renewable energies and in every aspect of the Eco Village, efforts have been made to improve energy efficiency.
- The dual-orientation of the houses (built on a North-South as well as an East-West axis) facilitates energy efficiency by generating natural cross-ventilation and guaranteeing sunlight and favourable thermal conditions in both winter and summer.
- Use of large pane windows in the houses optimises sunlight hours.
- Mixed systems combining buildings and vegetation have also been used by introducing pergolas and roof eaves, which, when combined with the native deciduous vegetation provide natural shade in the summer creating a level of freshness with a certain degree of humidity. In the winter, the leafless trees allow in the light which in turns naturally heats the houses.
- Air flow taps, grey water recycling for watering and sanitary use, rainwater collection in villas are some of the measures to ensure minimizing water consumption.
- Installation of solar panels to heat the water supply.
- The walls are built with a high thermal inertia, meaning that they are thicker and more dense than normal. This type of wall means that the heat is retained in winter and the house remains cool in the summer making the whole house more comfortable. And for optimal insulation, high performance natural fibres are used which are non-toxic to health.
- Gran Monóvar Mediterranean Eco Village offers detached houses, semi-detached houses with two gardens (for summer and winter) and apartments with one, two and three bedrooms (all with terrace).
- Waste collection is taken care from the design of the homes’ kitchens to the clean points in the urbanization or the composting facilities, with the aim to eliminate waste to the maximum possible extent.
All of the houses in Gran Monovar Mediterranean Eco Village come equipped with the latest automated systems installed to increase the security and the well-being of the residents.
Different systems can all be controlled from one, easy to use, central panel:
- Unwanted intruder detection, power cuts, water leakages and fire detection etc.
- A full range of devices fitting of this type of top quality home increase comfort and improve energy savings.
- It is also planned to introduce a series of automated systems throughout the whole Eco Village which will allow easy management and control of the treatment and flow of waste, automatic sprinkler systems, communal lighting and access into the Eco Village.

The Development
This is the first low density intelligent ecocity in Spain, Combinig the newest trends in sustainable territorial development, bioclimatic architecture and intelligent homes.
